5 Home ... - Wellesley, Weston and Needham MA Real Estate News

I can?t take credit for these tips, but I found them to be quite useful, and so I wanted to share them with you?. It all started yesterday as I was working fastidiously :) with the Nate Berkus Show on in the background. Suddenly, I noticed that Nate had Real Estate Guru Barbara Corcoran on with him, and they were discussing home staging tips and how to make houses sell using these tips. So without further ado, here are the five tips that they avowed:

1. Make investments you can take with you. In other words, sell that old, worn couch ? or chair, coffee table, etc. ? on Craigslist?(we just sold our couch on Craigslist for $60) or take it to the dump, and buy a nice, new couch that you can display in your house while it is on the market. This will also improve the look of the room, which, in turn, will impress buyers. Then once you have sold your home, you can then take the couch with you to your new home.

2. A large rug makes a room look larger. Barbara admitted that it was a bit odd, but when there is a small rug in a room, buyers will remark that the room is small. Just to re-iterate, the take away for buyers is not that the rug is small but that the room is small. And the opposite is true with a large rug. So find a large rug, display it accordingly and listen as buyers comment on the large size of the room.

3. The living and family rooms should look inviting. The room should say, ?Welcome. Have a seat, and get comfy.? This set-up will also help buyers envision a plan for the room when they own the house.

4. Avoid bold patterns. This can make a house too personal, which can make it hard for buyers to envision it as theirs. Furthermore, if the patterns are too bold, it can be off-putting to some buyers. Just as we say, ?Location, location, location,? we can similarly say, ?Neutral, neutral, neutral.?

5. Always have fresh flowers and tasteful accessories on display. And use these appealing decorations and small touches to give the house a look of 2011 and not a look of the year in which the house was built (which may be 50 years ago).

Nate asked about the use of home staging given the costs to do so and the state of today?s economy/housing market. Interestingly, Barbara said that staging was no longer optional and that it can make the difference between a home selling or not. So keep these easy, inexpensive home staging tips in mind and put them to work for you ? they might be what ends up successfully selling your home.
